Pertaining to an apt complex in Mi back in 2001. Offer was for seller financing with a balloon payment in 2 yrs.

Seller: Lee should I accept this offer?

Lee: Well Liz the numbers work out better for you, if you decide to hold the note you will gain more than your original asking price would net.

Seller: But I could have to take it back right?

Lee: Yes however you are getting $50,000 down so that would go right in your pocket and I've only been marketing this three months should not be a problem to find another buyer.

Seller: While I'm just not sure.

Lee: Well Liz the best advise I can offer you is to do what makes you happy. Think about what is going to help you sleep at night you own this free and clear so it is a cash flow now with responsibilities holding the land contract will allow you to have the cash flow without the responsibilities. It is my job to bring you offers but I cannot decide what is best for your unique circumstances!

Two weeks later we closed everyone was happy and she never had to take back the property.

Turns out she owned some thirty other properties which she promptly listed with me!

IMO

As far as the video you posted. It starts off good enough however i would venture to say that its not foreseeable in our lifetimes. The best we can hope for is a balance of both. I'd go as far to say that we are in the process of making it happen now that its more the plan than some far out theory on what we should be doing.

Greater Fool Theory

What Does it Mean?

A theory that states it is possible to make money by buying securities, whether overvalued or not, and later selling them at a profit because there will always be someone (a bigger or greater fool) who is willing to pay the higher price.

Sucker Rally

What Does it Mean?

A temporary rise in a specific stock or the market as a whole. A sucker rally occurs with little fundamental information to back the movement in price. This rally may continue just long enough for the "suckers" to get on board, after which the market or specific stock falls.

Also known as a "dead cat bounce" or a "bull trap".
