If you're new to searching for deals: networking on BP; driving around & researching complexes in your local market; doing basic searches on Zillow/Loopnet, etc...; getting on the email lists of commercial RE agents.

Thanks @Shiela R. for sharing your experience. The market in Orlando is shifting - its still a little "neutral" in some areas but increasingly becoming a "buyer's" market, & the cash buyers I've spoken to are feeling it & seeking to adjust their investing strategies. As I'm seeing listings on the market past 60+ or 90+ days, I'm hoping to take the feedback I'm receiving to either go forward or alter strategies.

@Bryant Brislin Thank you for the feedback. I'm still in the process of researching the pros & cons of wholesaling listed deals in my market. I've been fortunate to connect with a few cash buyers experienced & willing to purchase listed properties; however, it has required a lot more researching.

Thanks for the feedback @David M.! I think where I get stuck is when I'm trying to understand how to subto on-market distressed leads. I've seen investors work with off-market deals, but I really think there's an opportunity to work with listing agents & stagnant properties on the market during the slow downturn we're experiencing here in FL. I'm also looking into whether to wholesale subto deals, or find equity partners or other partners experienced with subtos & rehabbing.

Financing the deal is another part were I get stuck. I'm trying to understand if it's possible to get funding from a lender like Patch Lending to fund the transaction & rehab, & how their loan is paid back in addition to the outstanding mortgage, while trying to make a profit...? Or could one negotiation seller financing?

@Account Closed Thanks for the reply. Have you completed any subject-to’s in FL?

The frcl process for residential mortgage frcls can take between 8 – 14 mths in FL. If it’s a frcl via HOA/Condo collections or covenant violations, then the timeframe can vary. I’ve been a paralegal in the RE frcl industry for a little over 10 yrs. now but I’m trying to transition out through RE investing. I’d rather see how I can add value to people than be a participant in something that negatively impacts people.

Another question I have is could someone wholesale a subject-to deal to another investor, or is it best if you find a deal to be able to finance it/purchase it yourself? Can someone use a lender like Patch Lending to fund the deal & rehab, then sell it to an end buyer?
