I also use Stessa! There's also Tenant Cloud, I havent actively used it yet but ive heard good things about its platform.

I would prefer to have the employer pay electronically but I'd say as long as the check clears, it's none of my business.

I personally use Zelle. Honestly any form of electronic payment is the most secure way to collect any form funds. I agree with most about have a separate bank account for both the mortgage, rent, expenses, etc for any rental/real estate transaction. Doing this will GREATLY benefit you come tax time.

Well the DSCR loan for the purchase price; the down payment is a different transaction (cash on your part)

Best bet with these circumstances would be a DSCR (debt service coverage loan). Do not need to show any personal income, just based off of the income the property in question would bring. I personally just used a DSCR loan on a Duplex in FL with around 20-30% down.

Yes, I agree with the previous posts. I personally have used the legal by state forms on the BP platform, such a valuable tool to have. If you plan on continuing to invest in real estate in honestly any form, signing up for a pro membership will by itself off every year.

My opinion is as long as it's of equal value and properly working, I'd call it a wash. Sounds like a responsible tenant to me. Send them my way lol

Yeah I agree with others, cut your loss and install what is requested. Is he a good tenant? Pay on time? Doesn't cause trouble? And he's a veteran...better to lose tiny portion of the profit on a good tenant in my opinion.

At least point I would just legally start the eviction process. No sense at this point of trying to help someone who clearly does not have your interest in mind.

I agree with the MidWest. Ohio, Michigan, Iowa, etc. Also might want to check out northern parts of Florida like Jacksonville.
