First off everything looks amazing, well done man! Everyone already stated the obvious, décor, photography, more description, etc. In my opinion, you will have better luck listing the whole home as one. You should no problem getting $3k/month minimum on MTR. Airbnb is another great option; I just went to Philly a little while ago and would have definitely booked with you lol

Simple google search found JustPark.com as a good option

Each property/LLC should have a separate bank acct. Your CPA will love you if you do. Plus it's easier to manage.

Yeah I agree with the rest, charge them. They signed the lease agreement and decided not to adhere to it. They chose to risk losing their security deposit and more.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Tarpon Springs.

Purchase price: $355,000
Cash invested: $110,000

Duplex with 2/1 in both units.

What made you interested in investing in this type of deal?

Multi-family

How did you find this deal and how did you negotiate it?

MLS with no movement due to listing mistakes

How did you finance this deal?

Heloc used for downpayment, DSCR loan for the 30 fixed mortage

How did you add value to the deal?

Renovated one unit $22k now used for STR.

Yeah, I've wondered the same thing lol. I'm sure the process is do-able with different types of niches but there seems to be alot of "picture painting" with these influencers. Charging $1-2k per person, per course is probably the easiest way to not working a 9-5 w2. In today's market, 3-5 years to FI is difficult to achieve with a full time job, just my opinion.

I was able to find my CPA whose familiar with REI's just by networking and asking around, easier than I thought to be honest. My agent got me to one of my lenders who then referred me to my RE lawyer who then referred me to my current CPA. By far the best decision. I would try and utilize this forum in the NY area and do a basic search. Good luck!

My understanding is with a DSCR Loan, you have to show 2 years of rental income when it comes to a RE-Fi
