I am currently sourcing my first flip in newburgh NY and looking for a savvy agent who can help me find the right place. Looking for an agent who's worked on flips with investors before. I am using the 70% rule to analyze properties and am looking for someone familiar with what to look for numbers wise and rehab wise. Open to gut rehabs but want to avoid foundation/structural damage. Welcome Harry! I'm a also an out of state investor - I live in NY but I own a duplex in Cleveland, OH. I had a great agent who did manyyy facetime walkthroughs of homes and I found my duplex which has been cash flowing for 2 years. Feel free to DM me with questions or anything!

I was listening to a REI podcast and he mentioned how investing in real estate and doing flips without a license is like not having an essential part of your toolkit. I've never considered getting my license but I am wondering if it would be worth doing, would love to hear any insight for or against this idea.

@Ryan Coon this is helpful! so are you saying creating an s-corp will help to not get tagged as a dealer, rather than an LLC?
im also working on my first flip and looking into the best way to structure the arrangement between my partner and i. i have a long term rental but its in my personal name.
