Hello friends!

I'm looking for recommendations for a small bank or credit union where they will be more willing to work with an investor vs a large bank.  

I'd also like to know what to look for when choosing a small bank/credit union.

My intent is to get a HELOC on my owner-occupied triplex.

Hello, I sold a home on a contract for deed. The buyer is going to be paying off the balance early, with cash. I also have no mortgage on the property. 

My question is how do I actually transfer the deed to the buyer? Do I need to do another closing at a title company (I closed at a title company when I sold it to him)?

Is this something I can do without an attorney or title company?

I would really appreciate any advice.
