Hi, my goal is to access the equity in the rental property. It's a duplex. It's paid off. I have it in a separate LLC. I would estimate it's value at 130-160k. I don't want a loan larger than 100k.

Most lenders have a minimum of 150k for their DSCR products. Any suggestions if i want to do a smaller amount? I'm in St Louis, MO. Thank you!

Thank you everyone for the responses. Me nor my friend, who is my manager have a lot of experience with this, so that's why I wanted to get more experienced input on this. Is there any trouble we could get in by not providing the tenant with my name and presenting me as the owner (even though the owner is technically an llc)? The tenant demanded to know who the owner is saying she "knows her rights" and it's her right to know... She wouldn't accept that it's just an llc. She wants to know who we report to.

Doesn't seem like a pleasant person. 

I like tenants assuming I'm just another handy man. 

I like the idea of just taking a message to deliver to the owner. 

I just bought a inherited tenants with a new rental property i purchased through my LLC. One of the tenants is asking my manager to tell her who the owner is so she can speak to the owner. Are we obligated to do that legally? She seems like a problem-tenant. I'm a pushover so that's why I hired someone to deal with the tenants. Could anyone suggest some response ideas for my manager? Thank you

Hi, can I ask for a copy of a potential tenant's current lease agreement? I want to verify the landlord reference isn't fake. I'll also be doing other things to verify. Internet search, and public property records etc. Thank you 

Thank you all for the answers! The potential tenant is someone who got my number through a neighbor. I've only pre-screened them over the phone.  

I think the potential tenants would be turned off by the messiness of the current tenant's moving process. 

If I were to send the potential tenants photos of when it was last vacant, would I also have them complete a rental application before seeing the place in person? And would I offer them them place, take deposit before a walk through? 

It almost seems like a walk through right now would be easiest

My tenant will be leaving October 15. I have a family that wants to move in Nov 1st. The new family would like to see the property before they commit to it. And I would need to screen them. 

Do I need to wait until the current tenant moves out and I've repainted the place before moving forward with the potential new tenant (showing, application)? I think they'll have to give their landlord a 30-60 day notice. 

Or do I show them the property while the current tenant is there (it's a moving mess right now)?

I have an old triplex with laundry for tenants in the basement. The basement steps are pretty steep and also have low headroom.  

If a tenant were to get injured on the staircase, would I be liable for the injury? Is there a way to protect myself from liability without removing access to the basement (a clause, extra agreement etc?)

 I've had a carpenter look at the stairs and there's nothing that can be changed.
