@Max Ball the former.  The time and energy that goes into r/e investing makes it difficult for at least me to go gambling.  I tend to analyze deals with a value add mentality (within reason of course), if the latter happens it's a bonus.  These are strange times in r/e and interesting.  With that said, keep striking.

@Nicole Obregon yes. no exceptions. 1% chance with my process...only if older than 5-7 years.  Otherwise, no. Automatic disqualification.

I do money orders or cashier's checks.  Looking to automate - - hate paper.

@Paul B. that goes without saying. To think having a portfolio of 100+ or 1000+ units you'll be giving $25.00 gift cards for paying on time, it's a bit absurd, yes?  My point was targeted for a portfolio of a handful of units.  Once you begin having 20,30, 40+ then I'd think your screening services, management services are a lot more robust, thus, you'll be able to take that hit of a late payment (+ late fee) whenever possible.

@Nathan Wankel hmmmmmmmm depends. Set up a process. I agree a handful of units manageable.  100+ units you should be able to take more of a hit with unpaid or late payments at which point perhaps you don't need put forth an incentive for tenants.  As my portfolio grows, I will level set and determine other strategies.

I normally offer 6 consecutive months paying on time incentive gift card...it's not buying...it's business. you pay me my $$ on time, we'll have no issues.  

Be real, tenants are tenants. A lease is not going to make them pay on time...a gift card of $25 bucks goes a long way.  My goal is keep them in there.  I HATE VACANT units!

@Tiffany Milan yo don't.  You just inform yourself as much as you can possibly can.  In other words, until everything begins to sound the same.  To start you need the concept, once you're in you begin educating yourself more into which avenue you'd like to tackle based on the type of person you are.

@Nana G. I'm under the impression BARRR (A for advertise) is universal.
