Yes. We're about 50% complete. Some delays due to permits, drawings etc. but moving swiftly.

 If you're going via a realtor, then you shouldn't worry too much being they "should" have a fiduciary duty not to swindle you - -though, still do your homework.  To answer your question, if you're going via a realtor, no you don't have to worry about wholesalers. Right now honestly, the prices even at 20-30k are high in some areas of Baltimore - because you have to take into account rehab cost.  Materials are relatively high. So you're looking at 70K+ on average give or take on some of these rehabs. So you're looking at being 100K+ give or take all in - in some cases...just make sure your numbers work to whatever your criteria threshold is.  I may sound jaded, I trust no one LOL  Hope this helps.

Evaluate the areas very well, and examine your rehab costs. Additionally, your exit strategies...i.e. buy and holds for renting, or flipping.  Take all of this into account when purchasing homes at the price point. Ensure you're not just talking to a wholesaler who wants to get your money, but someone who knows the value of a fixed up home in those areas.  Also depending on where you are, Baltimore (the city) is block by block...outside of the city I'm not too familiar with...but I'd encourage the same if not more due diligence.

Thank you for this. I also think it’s inconsiderate piece of legislation. It’s like these people not have a brain. 

try explaining that to a small investor who just started and needs to now tread lightly with his mortgage lender smh 🤦🏿‍♂️ I mean fine. I can play that game, too. 

Rent due on the first of each month, after the 10th there’s a late fee. Of $200. $150, if I’m feeling generous.

Baltimore is tricky being it's really block by block.  I own a few from Auctions, and currently working with a property management company to begin work on one of them.  This will require a complete gut.  My issue with Baltimore while it has a good upside, for me, I like multi families. 3-4 even 5+ units. Baltimore is like Philly where you have lots of single family town houses 3-1 or 3-2 even 4-3s which can appreciate significantly.  If I were to do it again, I'd get in with a wholesaler and get a lot more acquainted with  what neighborhoods have good appreciation...THE CHALLENGING PART IS THAT THIS MARKET IS A BIT CONFUSING! So be cautious.  I bought a property for literally 5K, and had someone offering me 30K cash (!)...I did not even touch it.  These newbies are really just gambling.
