HI BP Pros,

I am an investor with 3 buy hold rehabs in PHL outskirts. I need advice on an opportunity out of my scope, but the numbers warrant a look. 

A friend inherited a single dwelling RSA-5 in District 6 due to recent passing of an elderly relative. No mortgage on the property and the family is open to seller financing. The main dwelling needs full gut but more importantly, it has a detached garage behind the house that faces the next street over. It is the only garage on that street. The rest are front entry to homes. 

My team and I mainly stick to rehabs. This would be our first new build and require rezoning approvals. The intention is hold and rent. Open and interested in advice from the experienced. Is the juice worth the squeeze?

I recently purchased a triplex that needs work in Philadelphia. 2 Units are tenant occupied, I plan to begin rehab on the vacant unit in the next few weeks. Can anyone share sample communication or general best practice when beginning construction in close proximity to other tenants?

@Kathy Henley- Thanks Kathy! Thank you for your reply and I agree. I do not want to go the eviction route. I am trying to help them help themeselves, I've sent them several apartment links in their price range, however, low income and mid 6 credit score has resulted in 2 application rejections in the last 2 months. 

I am hoping there may be an organization dedicating to support senior citizens find and apply for housing. I imagine they would be a better resource than me, as Im not getting very far.

Hi All!

Bought my first wholesale invesment property in 3br in Manayunk area- The sale was quick and I inherited the tenants on m2m lease. PHL rules intent to renovate is an accepted reason to initate eviction. They are senior citizens - kind, coopertive, paying the rent and actively looking to relocate to smaller 1br/studio in the area. I have offered them great $$ to relocate by May 31st. 


Are there dedicated services in PHL to help senior citizens find/navigate/apply for rental housing? They are struggling a bit with the technology peice of looking... 

Credit mid 600s

Couple is happy to  make larger security deposit/pay several extra months at time of signing lease
