Hello @Alexander Montero, and welcome to BP! From what I have heard and read, if you find a good deal, you should have no problem finding funding for it. There are many PML and HML out there willing to lend, but as long as it is a good deal. Attend the local REI meetings, you will meet all kinds of people there. I attended a meeting the other night and spoke to this private money lender for like 45 minutes, and had a great conversation. I can go to him now if I find any deals. You just have to network. Hello @Trent Herbert, and welcome to BP!  Sheriff sales are also known as tax sales.  It is the same thing, however, a foreclosure sale (mortgage) is not conducted by a sheriff, rather by a trustee so they are known as Trustee Sale.  Hope that helps!

It's $45 for Trustee Sales, and $25 for Sheriff (tax) sale.  The only thing free that I have seen is the list of properties on auction.com that will be up for sale at the auction.  However, that list will not include any other trustees auctioning off the properties.  Good luck!
