Hi Adam,

I'm not sure about all future cash flow going to you. The hard money for the down payment makes sense but why don't you charge a percentage of the loan for interest as usual? This way he can use the cash flow to pay interest and eventually pay off the hard money loan.

Hi Max, welcome to BP! I definitely agree that Intel will have great influence on housing in east Columbus, particularly New Albany and Gahanna. I also think that the influence could reach as far out as Newark!

Hi Jeremiah,

I believe most leases include some verbiage that indicates the tenant is responsible for anything beyond reasonable wear and tear. It also may be worth it to hire a lawyer to write it up for you.

This sounds like an opportunity to drive for dollars while getting paid for your other job as well. If you see a home that looks neglected and needs some work then write it down and look it up when you get home. Find out information on the owner contact, run the comps in the neighborhood, figure out what number makes it a deal, and call the seller. Getting the seller is the hard part,  but once you have it under contract all you have to do is find a buyer and if you got a deal that won't be hard! By the way, I'm not an expert, I'm just a guy trying to give friendly advice!
