Hello, Looking for 1st fix and flip deal in New Jersey area. 

Criteria:

3+ bed, 1.5+ bath , max 150k, SFR or MUL, Medium Rehab (30-50k), location Essex, Passaic, and Union county.

Would love to work with experienced investor, to be a mentor.  I will have money soon to put towards rehab and I can sell the property. Inbox me if interested

I am Nick Garcia, my friends call me Moe . My day job right now, is a High School teacher for student with Autism and severe Intellectual disabilities. My Wife is also in education as a Teacher consultant ( testing students to determine a proper education plan and placement). I became a real estate agent in January of 2016, to make extra money for vacations. 

But the universe had its own plan. In April my wife and I got the awesome news that we are going to be parents. As of this October we are now parents of not 1, not 2, but 3 beautiful spontaneous identical triplet girls. 

We know our teacher salary just would not cut it. So I researched real estate investing and found this site.  So glad I did because this site saved me over 20 k already by warning about the gurus. This January, My wife and I created our real estate investment company. We are new to Real estate investing and are looking to get going on some deals. We want to learn how to make consistent deals. 

We will start with fix and flipping because we think we will like it( still learning the business of it). Our goal is to buy one small multi-family (2-4 unit) a year as a buy and hold. BTW the podcast are great and have recommended some good reading so far.

Hello , My wife and I are new to investing and are still learning about it. We are listening to the podcasts and have a reading list to help give us an idea of how to plan for this business. We want to know how to figure out how much working capital we would need to have for our home flipping business. 

Income goal yr 1 is 30K

Target Acquisition price max 150K

Target AVR 220K

Rehab 50 k 

avg time 120

Funding loan ( hard money)

Sales time 90 days

For me it can get me quick access to properties and ability to make offers quicker. But the biggest help is it helps me become an area expert, making it easier to spot good deals.  A bonus is you can lower your expenses on the sale. As for the split with broker they will share more of the split the more you sell the key is to a company that does not reset split every year.
