Hi,
This question might sound rookie but that is how one learn and grow. 
I wanted to verify if there are any laws that restrict a buyer from contacting a motivated/unmotivaed aka ALL SELLERS.
I can simply contact them via phone call?

yes you assumed right. I am looking for my first house hack. 
The negative dollar amount in CoC Is the money I will be paying out of pocket every month.

Does this money include eveything?
i.e Mortgage payment + rent ?

Hi,
based on my understaning COC metric works well when you put a 20% down. But if someone is putting a 3.5% down payment, does Cash on Cash really matters then?
I used the same property and kept all other factors same, only thing different was

1st analysis had 3.5% down. 

while 2nd analysis had 20% down payment. (this anlysis had a much better Cash On Cash return.

Please shed some light on this observation. Thanks in advance.

Hi,

I have noticed that CoC metric is almost always negative when I put 3.5% down payment.

Keeping all other factors same and only changing down payment  from 3.5% to 20%
our CoC gets a lot better.

With that being said what are some of the metrics or key factors an investor shall be looking for when putting 3.5% Down?
