Diego,

For a first time investor forming a LLC is much more cost effective than a corporation. There are a lot of goods post on why this is on this forum. I am not sure how far you are in your real estate studies or knowledge, but a book that really helped me in the beginning was 1 Minute to Rental Property Riches by Michael Rossi.

I am looking for feedback or any recommendations for property management companies in Kansas City MO. I am looking for companies that specialize in renting single family homes. I have heard a few good things about Results Real Estate Services, has anyone else done business with them here?

I am interested in how operating expenses are calculated on condos with fairly high HOA fees. For people who use the 2% criteria as in Mike Rossi's book, "1 Minute to Rental Property Riches" I know operating expenses usually average out to be around 50% of the gross rent on properties under $50,000. My question is does this formula still work with condo's that have high HOA fee's ($200-$300 monthly)?

Here's an example:
I have found numerous condos for sale in my area (Phoenix AZ) for $30,000 -$35,000 (price includes any repairs) that rent for $700 a month. This definitely meets the 2% criteria, but the HOA fees are $250 a month. Does the 2% criteria account for such a high HOA, or would the operating expenses be greater than 50% in cases like this.

Welcome to BP Daniel. I am currently reading "How I turned $1000 into five million in real estate in my spare time'' by William Nickerson also. So far it is a very good book. I have some distant relatives in Sweden that my family keeps in touch with. Good luck to you and it is great to see someone start investing at such a young age.
