@Brandon Ingegneri thank you for the info.  I have the ability to show the property while occupied in the current lease so I am good there.  If I'm thinking correctly I should have a lease signed and moved in date established for the new tenants before the current tenant's lease ends.  So do you do an inspection a month or two before the move out date of the current tenants?

@Robert Melcher Thanks for the info, I like the idea of a mid-lease inspection and the marketing preview. I will probably give myself a day or two more than I think I will need to get it ready until I do it a few times.

Hello,  

I recently leased my first rental property and need a better understanding of how to go from one tenant to the next in the shortest amount of time possible.  Is there a set number of days I should plan for between leases or is it on a case by case basis?  

Also, when do I start listing and showing the property?

Jason, I think that the scenario you present is a definite possibility.  I have heard a lot of discussion about college not being the only option and having more people go into the "trades".   I'm just not sure that enrollment in universities will decline significantly due to this. 

Bradley,  Nice to see someone else int he B/CS area.  I agree that Texas A&M is far from done expanding but I feel like there has been such an increase in housing that we are close to an "overbuilt" stage in the housing cycle. Thoughts?

I have never dealt with this problem but I would guess it is one of two things.  There may be excessive moisture coming from the slab or subfloor causing the laminate to warp or as Michael stated the installer may not have left enough room for expansion.
 

If it's a floating floor I would try pulling up the last row and see if you can get it to lay down. If it does you can just rip the final row down to allow for more movement.

Hello, 

I recently converted my primary home of 5 years into a rental property. It was placed into service 11/2015 and was leased 1/2016. Can I deduct a whole years worth of depreciation for 2015 or do I need to subtract 10 months from it? Thanks in advance.
