Hey Chicago! My husband and I are moving out of our three flat soon and want to rent out each of our garage spaces. We plan on offering them for rent to the tenants that we have in the building first but if they do not want to pay for them we will market them to the neighborhood. The big question is what do we charge for each parking spot? It would be in a garage off our alley. We live in the Hermosa neighborhood (60641) not relatively near a train stop. We’re thinking $100 a spot a month especially since winter is approaching. What do you think? What do you charge? Thank you for your help in advance!

Hey BP!!! How do you appeal your Cook County property taxes? I continue to get notices in the mail from different attorneys offering to appeal our taxes. But are there are apps, websites or specific groups you prefer to go through?

Hey BP!! I am currently under contract on a condo in Chicago, Illinois. I am looking for a hard money lender that can lend at 90% LTV. I am a seasoned buy and hold investor and licensed REALTOR. We've done BRRRR twice, short term rentals, house hacked and am currently renovating a duplex. However, I've never flipped a property. I'm wondering if anyone has any recommendations or know of any lender that can close in 15 days with someone that has my level of experience. The down payment is my challenge here. Especially, since we just used a lot of our capital to purchase the duplex last week. Thanks for the help in advance!

Hey BP! Whoa the craziest thing just happened. We closed on a house hacking property on Thursday and Friday we won the bid on a Hubzu.com online auction. We had been bidding and watching the property on Hubzu for a couple of months. We paused while under contract with the house hacking house. But since we closed on Thursday I thought we'd get back to bidding on the condo to flip. AND THEN they accepted our offer!! We will be seeking hard money. Do hard money lenders lend on condos? I have been calling HML all day but because it is the weekend I haven't been able to get a hold of anyone.

We tend to paint all of our houses with the same color red door. It feels cheery and happy! Pick a fun gender neutral color.

Hi @Account Closed!  I went to real estate express school. It was an all online course that had to be completed within six months. Of course the tests were proctored and you still sit for the state licensing which cost money but other than that considering that It was pretty affordable! Also consider the fact that there was no travel time and I could study when I was able to because it was an online school I found that it was pretty amazing!  I remember purchasing it around Black Friday so there was an extra deal and I paid less than $400 at the time.
