If this could in turn somehow increase profits, then fabulous, but the primary purpose is to improve lives (while still running a profitable business).

I currently work full-time at a University and have a rental business.  I've been trying to think of ways to connect my worlds and bring 'education' to my low income tenants.  

Some thoughts I've had:

a) turn an attic into a study center 

b) apply a discount for good grades (details tbd)

c) pay $x per A

Has anyone tried anything similar or have other ideas?

Our tenants are low-income.  Do you think that makes a difference or do you think everyone these days has access to online?  @Paul Ronto

@Jim Adrian - I was wondering the same thing.  Looking into Google Forms has been on my to-do list for some time now.  For this exact purpose.

Hi all, 

Wondering if it makes sense to move to online applications with our rentals.  Sometimes it is difficult to read the handwriting of the applicants.  Has anyone had any success with this?  What tools/system do you use?

Thank you @Austin Fruechting for your reply.  I totally agree with your mission/goal, that is my ultimate goal as well.  I just want to be able to achieve that in a way that I feel really good about.  For now, I work at a university and love the mission of impacting and changing students lives for the better everyday. I am trying to find same that feel good mission as a landlord.

Hi,

My husband and I have 21 rental units and decided it was time to move them into LLC's (separate LLC's for each property). Does anyone have any book or website recommendations on how to properly handle the financial end while operating under LLC's?

For example, we currently have our properties under one BOP Insurance policy but I'm not sure if that is allowed under LLC's because we get one bill for all properties and I know you aren't supposed to co-mingle funds under LLC's but I'm not sure all the ins and outs of that.

Any advice or direction would be greatly appreciated.
