Has anyone invested in a syndication investing in an ongoing business, not real estate, using their SD Solo 401K & what was the UBIT impact on the returns? Any other factors to consider to minimize the UBIT impact? Thanks

Hi folks, I am a newbie from the bay area  and am looking to by my first rental. As most of you are aware, it is extremely difficult to buy a good cash flowing property at a "reasonable price" here in the bay area. So, I am considering out of state locations like Dallas & would like to hear thoughts regarding whether Dallas is a good market to pursue. Thanks
