The lender actually ordered an appraisal and it came in about 18K higher than my offer but it was based upon sales form Oct/Nov last year (last comps on the street).

I've contacted the agent to ask for an authorization letter form the seller. I'll let you know what happens. If I do get direct contact with the lender any tips on how to convince them the property is only worth what I'm asking?

Thanks for the tip, I'll try to get direct access to the bank. Like you said it makes sense for the listing agent to allow this, less work for him.

Has anyone had any luck negotiating with lenders on a short sale? I currently have an offer on a house and the sellers lender won't put anything in writing just tell the agent the offer should be higher and to respond within 3 days. Frustrating when you wait 2 months for a response then get such a vague one
