Post: Financing...any ideas welcome!

Hello all,

I've done tons of reading, I'm ready to get started with my real estate endeavors; but one major problem is stopping me: Financing! How does somebody jump into this business with little money up front? I own a home already, but don't have enough equity to use for a home equity loan, and since I'm looking for an investment property I need to put 20% down (that's not an option for me)! Any ideas on how I can solve this little problem? Thanks!

@Kate Smith Thanks for contacting me. Are you trying to figure out what to do with your current property, or thinking about purchasing another? I'd love to kick around some ideas with you. Please be aware that I'm fairly new to real estate investing, and even newer to Charleston!

Mike

Hi Joel,

I'd be looking for 2-4 residential. From my online research I can't seem to find any in the area.

Hello all,

I'm brand new to Charleston, SC and I'm an aspiring real estate investor. I am hoping to network with people in the area. I've only been here 3 weeks so I certainly don't know the area too well. I am mainly interested in investing in multifamily rentals. Looking forward to hearing from everyone!

Thanks,

Mike

Jon K. Thank you so much for your advice. Are you saying that I shouldn't say anything to my tenant about her boyfriend doing his laundry? The lease didn't specify "unlimited" use. My mindset is that the apartment is rented to her, therefore nobody but her should be doing their laundry in my basement.

The lease states that guests cannot stay longer than 5 days. My thinking is that the apartment is rented to her, and therefore, nobody but her should be using the water that I'm paying for. Also, I have a major concern about this guy in my basement.

Hello all,

I always preface my posts by letting you all know that I am very novice when it comes to real estate, so please excuse my ignorance.

I own a double home; I live downstairs and my tenant upstairs. It's come to my attention that my tenant's boyfriend has been doing his laundry at my house. That's probably why my water bill has gone up noticeably since last quarter. I will clearly be addressing this, but my question is: Since my property is only rented to my tenant, is this guy technically trespassing by being in my basement?

Post: What paperwork is there for month-to-months??

Hello all,

To preface this, I am a newbie at the real estate game!

I own a double in which I rent out the upper flat. The tenant was on a lease which has now expired. Honestly, I like the idea of keeping them month-to-month, but is there any new paperwork that needs to be signed? Are the stipulations from the previous lease now null and void? To be clear, the lease expired several months ago and we are just on a verbal month-to-month agreement.

Thanks a lot in advance!
