Im a new investor from the Akron/Cleveland area primarily involved in whole/rehab deals. Im struggling finding motivated sellers. Any tips or strategies you guys use?

Does anyone know or have a connection with a hard money lender or a private investor that will loan to someone with little experience with not much money down. I am looking to do my first flip myself but need some money and cannot take out a convential loan. I am in NE Ohio. Any help would be appreciated thanks.

3-4 hours a day and weekends

How would someone getting started without a great paying job get money to start investing. Lets say I want to start investing in college with limited income. How would I go about doing  that?

I am a young soon to be investor. I will have little money to start (under 50,000) and was wondering what would be the best way to start and grow. If it was to buy multifamily and rent out, buy cheap forclosures or fixeruppers for 10 to 20k (yes available  in my area ) fix them up, rent them out and refinance to take the cash out and keep using that to gain more, or to do the same with multifamily. I am looking for rapid growth and numbers but primarily cash flow to keep investing. Any help would be great. Thanks.
