@Cailyn Aune Take what I say with a grain of salt but I did want to chime in. Also anyone reading what I write and see's that it's incorrect feel free to correct me! Sounds like you were listening to the Bigger Pockets podcast this morning and heard the guest say that and it did cause my ears to ring as well. I think in order to be able to write all of that stuff off you have to be considered a "real estate professional" meaning

"A taxpayer will be considered a real estate professional if (1) more than one-half of the total personal services the taxpayer performs in trades or businesses are performed in real property trades or businesses in which the taxpayer materially participates and (2) the taxpayer performs more than 750 hours of services during the tax year in real property trades or businesses in which the taxpayer materially participates.

Whether you pass that test or not I don't know and I can't tell you all the ins and outs of that rule but I assume that is what she was referring to.

Thats awesome @Mark Ferguson! Looks as if you have goals and you are taking the proper steps to accomplish those goals. WIth as many rentals as you are acquiring and flips you are working on, where are you finding your deals? Do you market for them yourself or do you work with wholesalers?

@Sophie Thomas Nice! Just remember the follow up. You may not get responses the first few times or you may not get responses ever but more then likely your first contact with that person will be after the first time. I'm glad this thread got resurrected because it's going to make me kick it into high gear and get back on it. The way my courthouse has recently started filing names has me confused and I'm off track and I haven't been able to get the information that I need to send out letters. Best thing to do is ask! All they can say is no! Good luck and let us know what happens!

Hey @Joe Kooner! I'm still learning a lot myself but as far as finding probate information, it differs from state to state or better yet county to county. In my county you have to physically go to the courthouse and pull information from there. It is a pain but at the same time it is a barrier to entry meaning less people have access to that list and in turn less competition. Other counties around the country you can get all the information you need in the local newspaper so you'll have to dig a little deeper and see what the case is for you particular county. Probate can be an awesome niche but it takes a little time due to the sensitivity of the matter and sometimes the difficulty getting in touch with the personal representative. Hope that helps!
