@Cailyn Aune Take what I say with a grain of salt but I did want to chime in. Also anyone reading what I write and see's that it's incorrect feel free to correct me! Sounds like you were listening to the Bigger Pockets podcast this morning and heard the guest say that and it did cause my ears to ring as well. I think in order to be able to write all of that stuff off you have to be considered a "real estate professional" meaning
"A taxpayer will be considered a real estate professional if (1) more than one-half of the total personal services the taxpayer performs in trades or businesses are performed in real property trades or businesses in which the taxpayer materially participates and (2) the taxpayer performs more than 750 hours of services during the tax year in real property trades or businesses in which the taxpayer materially participates.
Whether you pass that test or not I don't know and I can't tell you all the ins and outs of that rule but I assume that is what she was referring to.
