Hello, an anesthesiologist who has been passive investing in multiple real estate ventures since 2007 (way before FIRE movement, and all of those physician blogs touting real estate investing in the last 2 years).  Started with multifamily, then hotels, and recently senior living.  I am completely out of multifamily right now (last 5 years or so) because valuations are unsustainable.

Yes, the GC emailed us a scanned, signed, notarized unconditional lien release for final payment.  He then filed a lien.  

Are there any instances where UBIT would not need to be paid?  For example, if the SDIRA or solo 401k funds were used to lend money to other investors for rehabs, or flips?  TIA.

Hello.  We have a Texas commercial contract where the GC made numerous breaches to his AIA contract.   The biggest breaches were going over budget and not giving us notice, and going over the date deadline by 75%!   However, we finished the project except for the punchout (with lots of construction defects), and we received our certificate of occupancy from the city.   Throughout the project, we kept asking for numerous things, including receipts, and lien waivers, all per contract stipulations.  It was like pulling teeth.  He actually gave us a notarized FINAL UNCONDITIONAL LIEN WAIVER even though we had a dispute on the final amount owed.  This waiver was sent to us via email (can be proven), so it is not the actual original copy.  He has since filed a lien on our project.  Any ideas on how to proceed?

Any newer, recent thoughts on this environment especially in California where recreational use will be legal on January 1, 2018?
Medical debt is like any other debt. If the lender wants to ding your friend based on a bad credit history, then the only option is to pay the debt. However, I doubt it will be done fast enough to save the closing process. Other option is to increase the down payment.

I'm interested in that. The cannabis industry has several avenues in which to enter, RE being one. Are you planning to buildings, or land, or both?

Hello fellow BPers.  I have been a long time reader of these forums and have picked up a tremendous base of knowledge from you, my colleagues, on this forum.  I am mostly a passive investor, and so have not had a real reason to post.  However, today I came across something that absolutely compelled me to post.

I know this is wrong.  Perhaps because the article points out the problems suffered in Dallas make me compelled to post, but this is obviously a bad policy.  I really need to hear my BPers opinions on this.
