According to the laws in AZ, I can only sell 2 MH's p/year without having a dealers license. I spoke to a contact of mine a few weeks ago, who is a salesperson for a local dealer and he mentioned to me that he works with lots of investors that go around getting a license by placing the homes in different people's names. My question is, could I get into some sort of trouble if I were to attempt this? Is this legal? .

That is a great idea but I am a new investor and currently I'm not in position to make that kind of investment due to lack of funds and experience. I'm just looking to complete my first deal to get my feet wet. This MHP I mentioned is really tempting but of course I'd like advise from the experienced investors if I should persue looking more into this or maybe just move on to the next place that seems more "stable"?..............thanks all for the replies btw.

I've been looking into MH investing for quite some time now (amongst other things) and recently I drove to a MHP near my work place. I drove around and found a bunch of homes for sale and/or abandoned. The situation that gives me the "red flag" alert is that I could honestly say that nearly 1/2 of the park was empty homes.....I plan on looking deeper into the reason behind this but I guess I'm wondering if I should waste my time or is this an obvious sign of trouble to sell a home there? FYI: The MHP was not a bad looking place when occupied, now it looks a little run down. (due to the abandoned/empty homes).

Oh, sorry for not beeing more clear. I had the same question as Oscar about whether or not a license is required to sell MH's in Az but I just found out that one is needed.......Thanks anyways Mike!

IMO, your father may be right about many things and his approval may be important to you, but keep in mind that he will approve of your success if you follow your dreams. He just doesn't have to know the details about what you do if he doesn't understand them.There's plenty of other things to talk about. ......just my 2 cents.

I think I would spend some time painting more. A passion of mine I don't have much time to do anymore . I also think it wouldn't be long before I'd look for a way to turn my hobby into a money maker. ..I belive everyone needs something productive to do everyday to live a happier, longer life.

Thanks Rachel. I think I'd just inspect it myself as if I were buying it for my own personal use.

Don't know about Shaq man, he's had his one or two moments but nothing great. I'm still keeping my hope about getting past the Lakers and Spurs though........

I would have to go with the Cavs!!!! :D ...seeing as my home team didn't even make it to the playoffs this year. :cry:
