I'm here to get you guys opinion on if ALF's are a better investment than multi Family properties .. From my experience I'm starting to see better returns with these types of Investments .. Is there any ALF or Multi Family Investors who can chime in on this subject ..

@Joe Fairless Im not specifically looking for international investors but I would like to  have a few international buyers on my list because I have none.  As for as buyers I need more buyers for small apartment deals ranging from 2-30 units. Is this something you can help me with ...I see your a big time player in commercial and Id like to get to where you are one day.

My seller is on the fence about signing the contract ..Anyone have any tips ?? Should I put pressure and express urgency or let her make the decision when she is ready.. Is Adding incentive like or something like that helpful ...This is my first potential deal and i don't want to mess it up,

A Lady saw my car door add and approached me about selling her house. The potential deal is for a 3/2. with a pool ARV is 175k, seller owes 130k.From talking to her i know the property may need work i dont know how much yet. She started to act a little hesitant when i requested to see the place. She said she is really motivated because she doesn't want to upkeep the property anymore and is looking to move into an apartment. I'm unsure of exactly what type of deal I should offer her?? Can anyone chime in and help me figure out the best course of action.
