Post: Medical lien wholesale

I've got someone who wants to out of their house but they have a $36k medicaid lien. I can only offer about $12k in order to wholesale. Is there any way I can make this work? Can I call medicaid and negotiate the lien? It drops next year so if this doesn't work I would have to wait a year and then buy the house but the seller wants to sell asap. If you have any advice please let me know! I havent made a deal yet, so this would be my first! Thanks:)

@Chris Jackson wow this was so inspiring for me to read! I've gone through this whole thread because I spent two hours today cold calling for the first time and it was the most uncomfortable thing I think I have ever done, so I was questioning if this was the right thing for me to pursue. I am twenty one and have hesitated getting into real estate because I am introverted but your post just gave me real motivation, so I thank you for that.

@Antonio Cucciniello This is great advice, thank you! I am starting in Cincinnati because I am local here, but there are so many areas and neighborhoods that have both good and bad streets so it can be difficult to figure out.

@Adam Walter thank you! I am considering a couple of things because my options with financing are limited, as I'm not working a W2 job. My goal is buy and hold, but maybe wholesaling to gain capital.

Please help! I want to begin my investing journey, but I am struggling to learn the market and meet other investors.

I am on some Facebook groups but it has not helped much and I tried to do my own research but I keep getting stuck.

 How do I properly research the market? What kind of things should I look for to determine good and bad neighborhoods to wholesale or buy and hold? How do I get the market knowledge that I need in order to begin? If anyone has the slightest bit of advice for me please comment below, I am eternally grateful.

Thank you! It's a four unit for 245k and I am planning on house hacking for a year. Rent coming in from would be 3300 a month. It's not an amazing deal but the numbers work. I want to get into the game already, so I figured this is a good thing to start with!

I am twenty years old and saved up 25k to buy a multifamily property and begin my real estate journey. I found a great property and I have enough money for a down payment. I have a great credit score but I am not on a w2 or have 2 years of a 1099 to qualify for the FHA loan. I can't find someone to cosign. I really want to buy this property, are there any other ways?
