As the title says, I need a good contractor in Queens, NY. Can anyone recommend someone to me? Must be legitimate, insured, etc. Also, I want someone who is actually going to do the work, not someone who is going to sub the work out to others.

Malik another thing to keep in mind is how the laws protect you as a landlord in your chosen investment area... NYC is not so great from that perspective... You can easily have a problem tenant that you can't get out for a year or two if you aren't careful. Just another factor to consider.

You will not likely hit the 2% rule around NYC (or even within 1 hr of NYC) but it doesn't matter. The 2% rule and the 50% rule are heavily weighted toward property in flyover states where rents are in the neighborhood of $500... the formulas break when you are talking about higher rent figures. Even the biggest believers of these two rules have stated several times that they don't apply well to higher rent properties.

Also. It's disturbing how many times I will be talking to an investor and they'll be telling me how many properties they used to own ie "Man, at one point I had 43 houses" etc etc... and then when I ask what happened, the response is always "...I got divorced."

Guard your empire lol...

Or the seller is a belligerent idiot and won't allow the agent to price it appropriately. I have seen plenty of those deals.

Hi Malik,

Your closest bet is probably Connecticut or NJ. It depends on what level of neighborhood you are willing to invest in, however. As far as within the 5 boros, I don't think you're going to find anything that cash flows outside of a warzone area.

Okay update #1. I received 3 estimates very quickly, ranging from $160 to $279 (to replace a bathroom door.) They each included a brief explanation, and you can message back and forth with them. I am following up with each because some were not clear on whether or not I expected them to supply the door (I do.)

I'll probably Take One For The Team and let you guys know how it goes... expect update #2 in a couple days. I am willing to take a chance; that "Happiness Guaranteed" label from Amazon actually means something to me, having dealt with them on product issues in the past.

For reference, how much do you guys think it should cost to get a bathroom door replaced, including the door itself?

Sorry guys I am TERRIBLE when it comes to remembering to click the vote button. I do really appreciate both of your insights.

I love Amazon so I would like to give it a shot but most of the things I looked at seemed crazy expensive. Install a doorknob $160-$210 - Whaaaat?

Just for the heck of it, I submitted a request for them to quote me to replace a bathroom door (which I actually need to get done.) I'll see what they come back with...

And yes, Angie's List is horrible IMHO.
