Anyone have experience with a property with this? The owner died recently died, house in good condition, just never dealt with this.

@Mark Powers, great feedback! I almost bid on a house that had mold in the entire house, basement to roof. My contractor friend told me not to bid on it because he said maybe a lot of studs had to be removed, is that a possibility?

As far as I knew you just dry out the wood and treat it, I did this in a kitchen on one of my rentals, I cleaned the studs with vinegar and treetop oil by hand twice, then afterwards treated with the anti-mold product from Home Depot (forgot the name) then painted it with BIN primer, I haven't had any issues.

@Christian Hutchinson, I totally see that, I will tell you that could happen in Royal Oak as well (but I'm sure not the same frequency), I've been thru what you're describing as well, the good news is that the landlord is in total control, 2 key things: strict rules and make your house very nice, so you won't have cheap pricing, all the shady characters that used to inquiry about my house don't even bother anymore, they get scared by my strict rules, they're looking for the newbie host that has no rules. 

Is the Victory Inn the motel that was on the news and now is closed down now? I think? or was it demolished? An airbnb with rules and and attentive host will not attract those elements, if they do they won't last long on Airbnb that's for sure.

@Christian Hutchinson, very good feedback, very much appreciated. So I'm gathering that it wasn't "officially not allowed" not because of some ordinance or any "law" but basically because some person(s) higher ups just don't like Airbnb (thus this controversial ordinance), I imagine with all this publicity and back-tracking that Airbnb is welcomed in Detroit there's going to be some ordinance allowing Airbnb rentals, at least I hope so.  

I'm real curious about "real concern about crime", are they concerned that guests on Airbnb are going to be victims of crime? That's one of my concerns but some Airbnb hosts are taking the initiative and rehabbing houses, putting security cameras, etc, etc, basically improving the street, they're definitely helping Detroit be a safer area, less blight.

@Michael O., that is my thinking as well, my theory is that the big hotels are getting threatened by Airbnbs and they muscled this ordinance into place, the fact that it passed so silently and the mayor was supporting Airbnb being there gives me "corrupt" vibes all over the place. I was about to put all my energies to get a Detroit Airbnb as my next project, now I'm on hold until this gets sorted out. I read an article early this morning (I was half sleep) someone saying from the city that the intention is not to stop the "room" rentals from Airbnb, anyways we should wait from an official response from the city.

This comes as a big surprise, of any city in Michigan where I thought Airbnb was there to stay, Detroit was it! I still think this could very well change. Any Detroit hosts care to comment?

@Joe Silva, do they have an ordinance that doesn't allow it? There are different cities that don't particularly like it but there's nothing prohibiting it, basically they say something like this "Technically you can't do it, but there's no ordinance prohibiting it", so some of this cities just don't like it, so they say you can't do it when in reality it's a grey area.

Thank you very much for the information @Christian Hutchinson, I would have no intentions of doing a normal rent lease, either flip but most likely do it as an Airbnb, I do 3 airbnbs in the suburbs and doing very well but there's a ton of demand for places close to downtown Detroit, I looked at the northend and see a few hosts with a lot of activity and good rates, light bulb! You might have a cash cow and don't know it! if you want more info PM me.
