@Justin S. , I'm guessing you acted quickly and were able to find dehumidifiers, I was at work and by the time I got out it was such a mayhem and I still can't find humidifiers anywhere unless I travel way out of my area, luckily only one house didn't have a dehumidifier and a friend let me an ancient one but it works!

Thanks for the input you guys, I was mainly referring to doing the cleanup - which in my case it's just cleaning/sanitizing the floor and walls. One of my tenants had a ton of stuff there and I'm trying to get her to hurry and get her stuff out so I can sanitize the basement, luckily not finished basements.

@Jeff Rabinowitz , it seems that most of the houses affected in oak park were north of 696, I know another investor with 5 houses south of 696 and none were affected.

correct, doesn't make to much sense to me but I don't know the law, either way I'm going to take care of it, just want to know if my friend is feeding me baloney!

Hi,

We just had a very BAD rainstorm here in Michigan (oakland county). My house and 2 rentals had water in the basement, unfortunately I didn't have flood insurance (like 99% of people here it seems). The water has been pumped out of the 2 rentals but now I need to clean and sanitize. A friend that happens to be a landlord told me the renter is responsible for the cleanup b/c this is a nothing to do with the house, it was mother nature. If anybody know who's responsibility is it let me know, I just want to be informed, I will still clean and disinfect the basements of my rentals.

Hi guys,

I'm curious as to how the pros go about hiring workers and what are the average rates you pay?

Do you usually hire a "company" to do the rehabs? or do you have a trusted contractor that you keep using? Do you pay your workers per job or per hour? For a handyman type of worker how much do you pay per hour?

I just did 2 houses, one with the regular allure (planks stick to each other) and the second to the allure ultra, my impressions:

Regular Allure - looks decent, doesn't look high end but very, very good for a lower/mid range rental. We will see how it holds up. Installed on the entire first floor on the first floor of a house on a crawspace.

Allure Ultra - Installed on the second floor of a higher end home, looks much more high end than the regular allure, the plank is thicker than the regular allure, the floor looks awesome! (bought the cheapest available, I think 2.49)

@Aaron McGinnis , I've been guilty of greed as well but I don't think it's accurate to say it's all greed. A couple of times I fell for the same story (although with not as bad ending as Mr Clanton) and it had nothing to do with greed, it had to do with desperation b/c I had no money left and also I had no idea about pricing.

Actually that's what I did, I told the laywers that it wasn't to work out (they weren't to happy!) and went with option #2, much easier to deal with.

Thanks for the feedback @Michael Seeker , I was thinking adding something to that effect on the contract could help in court but then again I'm not a lawyer. Checking CL for pet fees is an excellen suggestion! Thanks
