Post: Best bang-for-the-buck appliance set?

Hi All

I have a rental that needs new appliances. I'd actually like to get a full set as they're due to be replaced, plus I'm looking for a deal for a bundle.  Can anyone recommend the best bang-for-the-buck appliance set?  All standard sizes, I'd like the bundle to at least include:

Fridge (around 37" x 67")

Stove/Oven (Gas)

Dishwasher

Washer/Dryer (Gas)

Microwave (nice to have but not necessary)

Property is located in South Bay area, California. I'd like to get a decent set of appliances that will last, but definitely not on the expensive side. I'd like to buy new so they won't require much maintenance in the future plus can be delivered/installed. Thanks in advance!

Hi all

Potentially considering buying a house in the Bay Area - Santa Clara. It's an older 1950's smaller house 950 sq ft at less than $1m. This post is less about renting/investment as the end game for this house is that I'd like to live there.  I'm considering demolishing the house (pretty old, small and not the design I'm after) and re-building a newer, larger house as the lot size is very big at over 6000 sq ft.

Has anyone gone through such a process?  I'm curious what the challenges/learns are around getting building permits from the city, what to look out for what selecting an architect, how to select a builder etc. I'd like someone/company to own the design and ideally the build end-to-end.  Are there companies out there that do this?

Wow 40% management charge - with that type of impact on the cost base the numbers won't stack up. 

I'm thinking of something like a small SFH then have it on Airbnb, managed by one of the property management companies like Pillow Homes. Still need to run some numbers with some examples but seems that will stack up instead of the 40% cut!

Hi all

I'm wondering if there are any real estate agents that focus on turnkey Short Term Vacation Rentals?  I'm not location specific at the moment as I'm just starting my analysis trying to figure out where best to do this. I'd like to find a geography where the airbnb laws are friendly in the city plus easily rentable short term - eg tourist destinations, great weather, near a colleague town, etc.

Thanks Ali - re price range:  I can put maybe 100k down for right now.  So that could be buying 1 property outright or multiple properties with a mortgage - still debating.  I don't know the cost of turnkeys in certain geographies so I'm still trying to weigh things out and model it.  Need to understand which turnkeys geographies have the best locations - is there somewhere with this analysis?

Hi all

Does anyone know of any full service Airbnb management companies?  I'm looking for a company that will fully manage a property I'll buy - open to the geography... just trying to see what's out there.

What I mean by full service is a company that will do check in/check outs, cleaning, responding to emails, key exchange, etc for Airbnb/VRBO/and other vacation rental websites.

Hi all - following this up - I went on vacation then I simply forgot about this post. I'm now trying to get in gear with a goal of buying a property this year.

What websites do you recommend for buying turnkey properties?

I'm open to any geography for buying turnkey properties - but I'll need someone to manage it as well.  Any suggestions are appreciated.  Thanks!

Hi all,

First time poster - been listening to the podcast which has been great.  Many people who I hear on the podcast or read articles on are very familiar with the areas they're buying rentals in as they more than likely live in the area.

Unfortunately for me, I live abroad at the moment - though originally from Seattle.  I'm wondering options there are for investors like me?  My strategy would be buy, remodel, rent and hold rather than flip them - looking at the cash flow instead of depending on appreciation.

It would be difficult to manage a purchase of a property from a broad and tenancy agreement, but even more difficult to manage a remodel!  Thoughts?
