Thanks - I'm seeing anywhere from $500-1000 annually... unclear though if some of these insurers cover STR. For example, just spoke with Progressive and they don't cover STR at all.

Hi all

I'm looking for home insurance options for a 3br/2bath single family home located in San Luis Obispo county. Wondering roughly what I should expect to pay annually for to insure a home for rental - either short or long term.

Or can anyone point me to some good online calculators...some of the one's i've seen require way too much personal details inputted before a quote is generated... i'm just trying to understand an order of magnitude estimate...thanks in advance

Out of curiosity, on that link I posted previously, there are two sections: 

Total gross income (worldwide) and California adjusted gross income

https://www.ftb.ca.gov/file/pe... come as a non resident, California would be concerned about my worldwide income?  how come there are two sections on that website - isn't the rental income considered in the "California adjusted gross income" section?

Furthermore, as I am from Washington (no state tax) how would these CA taxes be offset at Federal level? or would they?

Hi all,

Considering buying/renting a secondary home in California. Idea is to be a short/long term rental property and a place for family to stay (in between the short/long term guests) and eventually use it as a retirement home in the far future.

Trying to understand if I have to file CA State Tax? Looking at the State of California tax site, it appears I only have to file if my California rental income exceeds $42,366 (I file Federal taxes Joint with 1 dependent, under 65)

Would be used for half the time as a vacation home for friends/family. Other half would be long term (well medium term) rentals 1-3 months or so...still flexible and looking for options

Hi - are there any companies that provide full house furnishing in San Luis Obispo, CA? It's a 3 bedroom house that is completely empty and has no furniture so will need all the essentials and accessories to get the house ready to rent. Would be a long term rental but still would like to get all the kitchen appliances, cutlery etc as well.  Anyone know who provides services like this? Thank you.

Hi all

I have a condo in downtown Seattle (Belltown area). 1 Bedroom, 650 sq ft with a balcony. It's super central and relatively easy to rent out. My last tenant moved out so the condo is empty at the moment.

I'm looking for recommendations for:

1) Painting - looking for someone to paint the walls/ceilings. Nothing special, just a durable white color that won't get scuffed up with high traffic/renters.

2) Handyman - someone who can fix a few small things eg: closet door, sealing tiles, grouting, etc. 

3) Property manager - I live too far away so won't be able to head to Seattle to manage the property, finding a tenant, etc. What is the going rate for a property manager?  Any recommendations?

Hi all

I have a 1Bed condo in Downtown Seattle (Belltown) with a parking spot.  I currently have a long term renter and considering going short term rent via short term renting on Airbnb/etc. Any one have any experiences with any companies in the area?  I'm looking for complete end-to-end property management, so would need to not only do the cleanings/turnover but also manage the listings on the various channels, sort out issues with the condo, etc.
