How much can you sue for in Butler county Ohio in small claims court? I have to take tenants that moved out to court for damages. They had many pets that went against the lease. There is a very strong urine odor it ruined 1100 sqft in flooring and subfloor. The walls will need to be painted with killz to get rid of the smell. There is at least 10k in damage.

I love your idea here! I would highly recommend the Cincinnati area. You can get great cash flow here even while living in one of the units.

The quads here are mostly all 1 bed 1 bath units and more than likely in the areas you would not want to live. I would recommend you look for a duplex or triplex with one small unit for you and larger units to rent out. This will enable you to get the most rental income and find a home in a better location with better renters.
