Hello! I'm back again seeking some advice. I want to get into real estate investing but I want to start with something small that I can afford. The area I'm looking in has some decently priced homes that are in my budget. OK the question is, are modular/manufactured homes a good investment and a good purchase for rental properties. Something about them is giving me some doubts but the home seemed to be perfect and it already has tenants. Any advice would be appreciated. Thank you!

Good afternoon all,

I am a potential new real estate investor and looking to invest in single-family or small multi-family homes to create cash flow and have some form of passive income. I'm doing my research and educating myself on the proper ways to go about doing so. However my main concern in todays day-and-age is the rent moratorium. I'm seeking any advise or direction from people with experience to see how much of a struggle this really is for single-family renters. Is there any legal ways to deal with these situations?
