Hello BP community! I am looking for any recommendations on a few good wholesaling books. I understand the concept of wholesaling but I want to learn more than just the basics. So with that being said, any suggestions?

Can anyone explain to me the concept of using a hard money lender on an investment property? If someone wanted to purchase a condo in a beach town and had X amount of dollars to put down but that amount was not enough to cover the cost of a conventional mortgage down payment. Can you have a hard money lender cover the rest of the down payment? Or do you have to have the hard money lender finance the purchase price minus the amount being put down by the investor? Any advise on this would be a great deal of help. Thank you!

Where would be the best place to find multi-family units? I can only get so far on Realtor and Trulia etc. I'm looking mostly for a fourplex or triplex and I really just have no idea where to begin looking.  Any help would be greatly appreciated. Thanks!

Thank you! I don't currently have any properties. I'm trying to get as much knowledge about investment properties as I can before I jump into something. Thank you for you advice, I will look into that type of loan.

Assuming I can secure either an FHA or VA home loan on an investment property, where/how do I go about getting funding/financing for the rehab?
