Thanks all. That helps a lot. I think I would prefer vinyl more I was just curious if that would be a bit strange being carpet on the first two floors. 

@Christopher H. Didnt know there was a difference between the vinyl plank and vinyl flooring. I will have to look more into that.

I am currently househacking and fixing up the third floor. I live in the top unit which is a 4 bed 2 bath. I completely rehabbed the bathroom on the third and it has some commercial carpet. Completely horid green carpet with no fibers and very thin. The first and second floor are carpet. Would it be wierd to put laminate flooring on just the third floor? We have made it to be kind of a master floor. It has its own office and living room. Its about 873 sq ft and carpeting would cost about $2500. In your experience how much more would laminate flooring be? 

Most people said I should stay away from carpet cause of the turnover and replacement costs. I currently live there and plan to for another year or two but after that it would be a rental.

Thoughts?

@Michael Forbes Of course I remember you! Ive always thought about being in real estate which is the problem, too much thought so i just jumped right in!! (After careful research and planning of course)

@Victor Vella I wish I had more properties in Lakewood. I only have one in Lakewood and just closed in one west of 117th in Cleveland.  Thats two votes from you and @James Wise for carpet direct so I will have to check them out. Do they not install it? Where would you find the laborers?

Soooo right now there is carpet in it but it’s a low quality weird thin green carpet. I would need to either carpet it or put down laminate flooring. I was hoping the carpet would eliminate noise to the second floor. I also just painted and would need tear up the baseboards to install laminate. The first two floors are carpet so I feel like the third floor having laminate might be strange.

I am redoing the third floor of my house and will turn it to a rental eventually.

I tried using Home Depot but the customer service is terrible.

Does anyone know a reliable local carpet company that does good work and good value in terms of price.

@Gino Tomba Have you driven around birdtown? How about at night? I own a duplex west Lakewood close to river and it feels so inviting and safe.

My sister's friend lives in birdtown and I had to drop her dog off to him since she was going out of town. Like yourself I am a millennial that works 60 hour weeks. Anyways I didnt get there until night. It seemed like there was a lot of strange night activity and I didnt feel nearly as safe as the west side of Lakewood.  I would splurge a little bit more to get in a nicer area of Lakewood. 175k is a good budget hopefully you can find something.

I know you are renting it out but I like to make sure I buy houses I feel comfortable in. That way hopefully my tenants I rent to feel the same I do. Safe

Post: is it possible to claim repairs/replacement for roof?

Hope all goes well.

Cant speak to 1. but how much would the roof cost if you had to pay 100% I would calculate the opportunity cost of what damage the leak could possibly do to the roofs and other areas it is leaking through. Doesnt sound like wear and tear would be covered so it would have to be a terrible wind storm so you may get stuck with paying it anyways.

I can speak to point 2. Cleveland can get very very windy. I know we talked about where your house is located and we do get some lake effect wind. It is supposed to rain all week and wont be sunny until Saturday.

@Artie Wrightson Thank you! I am very excited. They want to hang curtain rods and I want to allow them.I just need to figure out how to do it with plaster. I dont want them to start drilling holes in plaster if its a pain to fill.

What are your thoughts on opening an LLC for this house?

As long as I keep everything separated that should protect my personal assets from litigation correct?

Or is there something I should be doing instead?

I own the Duplex I am currently house hacking under my name alone and wasn't sure what to do with that either.

Thoughts?
