Regarding local rent rates, we've found Rentometer.com and Craigslist to be fairly accurate for this county.

Hi @Joe Kooner. Maybe we're talking about a different yellow letter, but...

The premise behind the popular handwritten letter on ruled yellow paper is supposed to be that you're a regular "joe" trying to buy (or sell) a house. The informal, low-wattage presentation is intended to sneak past the defenses most normal people have to "slimy real estate professionals."

This folksy, intimate vibe gets blown out of the water the minute you put a letterhead, or business card, or any other corporate insignia anywhere near that letter. The dissonance alone would be deafening: Imagine valet parking for a hot dog stand. Or, high-performance suspension on a Yugo.

Now, you could certainly choose to go full-throttle corporate in your mail piece, but in that case you probably shouldn't be using a yellow letter to do so.

Greetings @Patrick McCullough! Welcome to BP. Lots of wholesalers here in Atlanta. Tons. We should probably get t-shirts or jackets made, or something ; )

You're probably already aware, but just in case: Both GAREIA (gareia.org) and Atlanta REIA (atlantareia.com) hold events for wholesalers. There's also a Meetup for Atlanta Wholesalers that meets once a month. Plenty of opportunities to network and learn.

And, of course, there are tons of local investors right here on BiggerPockets. Look around, learn all you can, ask plenty of questions: That's why we're all here!

Hi @Lyle McCartee. I would start with the Better Business Bureau. We are proud members of the Atlanta BBB and have been for years. I do recommend you consider joining, for at least three reasons:

  • It offers prospects an easy and familiar way to check your business out. The BBB website profiles your company's services and customer satisfaction record. While not perfect, it's widely accepted as the gold standard in small business reputation management. Not being there can raise all sorts of doubts in the minds of prospective clients.
  • It gives satisfied customers a platform to sing your praises. When you are truly helping people solve their problems, they are often happy to take a minute to provide a positive testimonial on the BBB website. That's a huge marketing win for any company!
  • It gives unhappy clients an avenue to seek redress and be heard. If you stay in business long enough, someone is going to take issue with something you've done. The BBB can act as a mediator to resolve disputes before they get out of hand. If nothing else, at least your side of the story can be presented. Believe me, this is way better than getting courts and attorneys involved.

Certainly, chambers of commerce can be helpful in many of the same ways. But, the BBB brand delivers more bang for the buck, in my opinion.

Good job, @Frank Matanane! You're right: It's scary and intimidating to pick up the phone and call an agent (or a buyer, or a seller) when you're just getting started. You suspect everyone can instantly tell you're a newbie!

Often, the truth is that right while you're thinking "Oh man, how am I gonna get through this," that agent on the phone is thinking "Oh man, I gotta earn a commission soon, 'cause I'm flat broke!" That seller is thinking "If I don't get this house sold soon, I'm going under." That buyer is thinking "If I don't get a deal soon, I'm toast!"

We all learn to put up a good front, but in the end motivation moves markets! We're all here because we need to be.

Hi @Daniel Del Carlo. The best way to avoid any future ugliness is to make sure up front that all parties (including seller and tenants) are crystal clear on the terms:

  • Due Diligence Period (DDP) - I'm sure your contract specifies a period during which you can assess the home and then decide whether you wish to move forward. As long as your buyer fully understands this, they can't be surprised if, during this time, you cancel the deal. You might recommend they wait until the DDP has expired before removing the tenants. Ultimately, though, it's their decision. But, if they do go that route, and you end up canceling the deal, any lost rent revenue is hardly your fault.
  • Access - The bigger headache will probably be coordinating physical access to the home with (uncooperative?) tenants inside. Unlike with a vacant property, you can't slap a lockbox on and run a parade of investors through the house. I suggest you arrange for two or three specific dates/times to have your "money partners" view the home. You'll want the owner present to manage tenant behavior. Clearly the relationship between owner and tenant is not ideal, so consider offering a cash incentive to the tenant (maybe $100-$200) if they cooperate and your deal closes.
