Hello BiggerPockets Community!

My partner and I started investing in real East are last year. We have bought 1 SFH rental and are in the midst of purchasing a live-in flip SFH. We know there is success in rentals and flips...the ol brick and mortar way, but we've always been interested in container homes and the ecofriendly/trendy factor involved.

We have been investing in the St.Louis area and there are a couple container homes that have been built by owner/occupants so obviously it can be done.

My question to the community is, does anyone have any experience with container homes and building them. We would LOVE to build a 2 or 4 door multi family container home...but we just have so many questions and would love to connect with some people out in BiggerPockets land!

We’ve seen some “container communities” being built in Arizona and in Tennessee...but haven’t been able to get in touch with anyone yet.

We really appreciate any insight on this endeavor!! Thank you!!!

@Amanda G.I’ve definitely looked into property management. This is a joint venture with a partner I know and she will be a lot more of the “boots on the ground” persay. However, I generally just think property management makes me feel better, as I know I won’t always be around.

I also have a co-worker that is looking into REI and he's been discussing notes with me. I don't know much when it comes to that, but always something to look into and learn. I try not to limit myself, as there are so many possibilities out there!

@Andrew Hogan Thank you Andrew for your thoughts. I realize that off the bat, it is active income, but the idea is to get the rental properties under a property management company, etc.

It’s a joint venture with a partner I know, so while my job is one where I travel often, hers is one where she has more availability.

It’s a work in progress, but the idea is to take active income and get it to be passive! Gotta start somewhere, right?!

@Amanda G. Thank you for your response. Your thought on the flip and things not quite going to plan is definitely something I’ve thought of...so that’s why I wanted to get some other point of views.

I truly appreciate the feedback and suggestions. I’m trying to get involved in some local meetups and such. I travel for a living, so sometimes it’s tough as I’m on the road a lot, but as with anything...if you want something bad enough, you’ll figure out how to get it!

Newbie Investor here. Making moves to jump into the real estate investing world. I'm hoping to get some advice on how to invest my money and get my foot in the door. I currently have around $60,000 in cash that I want to invest into real estate. Here are some of my short term goals, to give you an idea of where I'm headed. I would like to buy a few rental properties in the next year or two, to bring in that passive income stream. I am looking at SFH and multi-family, really anything that is a good deal. I would also like to flip a few houses, nothing real extreme, but I've always wanted to flip houses, so I would like to explore that avenue as well. The longer term goal is to create a portfolio of rental properties, expanding into possibly apartment buildings and other multifamily units. The goal is to create passive income so that eventually I can become financially free!

My first thought was to do a flip and use the money for downpayment and renovation costs.  Then I thought that it might be a better option to find a rental property that I could buy outright with the $60000 and begin getting monthly income right off the bat.  Then look into other financing for other rentals or flips.  OR would it be better to use the $60000 for separate downpayments for multiple rentals, etc.

As you can see, I'm just not sure what the best way to invest the money is.  I want to expand and really find a groove in the real estate investment world.  Any suggestions or thoughts would really be appreciated.  I love to get other's opinions and am always up for new ways of looking at things.
