I received a connection request via LinkedIn from a representative at a company called Deposit Capital. They claim to be able to increase your chances of getting approved for a loan or line of credit. Their website is depositcapital.com. Has heard of or done business with them?

You're already off to a great start @Dominique Palmer. What are you looking to get out of a mentoring relationship? Are you doing work exclusively for FEMA?

@Briana Vega I have used Realeflow for years and the software does have some great features. I like that it's a one-stop shop for much of what I need to do to manage my business. The CRM, business management, lead generation, mobile marketing, deal analyzer, etc are excellent. As my business has grown, I found that some tools don't work as well as they could. The website is great but it's static and it not well optimized for SEO. I recently set up a new website outside of the platform but my leads still go to Realeflow. The comping tool is ok but does not have a live MLS feed, so I have turned to another source for that. @Rori Stumpf I have used the direct mail engine in Realeflow as well but I found that my campaign cost was much lower when I exported my leads and sent them to a local direct mail house. The mailers get their faster and response rates are better because the owners can see you're local.

@Anthony Jennings - You are in the right place to ask this question. Working with an investor is very different than working with a retail buyer. 

  1. What is your niche as a Realtor? Are you a short sale superstar, a foreclosure fanatic or a distressed deal finder?
  2. How many transactions do you want to do in a year?
  3. What type of investor do you want to work with (wholesaler/rehabber/landlord)?
  4. Does your niche match the investment criteria of the individual investor?

 These are just a few questions of many that can help you focus on crafting an appealing investor friendly value message and they will beat a path to your door.

Excellent post @Vijaianand Thirunageswaram ! I agree that most newbies fall into category 1 and 2. Well said @Andrew Johnson . I meet a lot of new investors who talk about those "creative strategies" they heard about but have never executed. There is no substitute for experience! Private lenders want the assurance on the return of their money in addition to a return on their money.

@Bryan Tasumi I agree with @Omar Khan and @Michael Le . My advice is to look for a duplex or 4-plex close enough to your school/hospital. You can live in one and rent out the other(s). Get a property manager for the rental side and a cleaning service for your unit as your time is a premium. Your tenant(s) will pay the mortgage while you focus on school.

Welcome to the BP community @Linda Mukes. I invest in the Houston market as well and am always interested in meeting new folks. My first question is what attracted you to real estate? 

As for entity structure, I suggest an LLC. There are many opinions about whether you should wait untill after your first few deals or get it at the beginning. @Jeremy Shepherd - Are you still using Line2? I have used them for several years but only have one line. What has been your experience with call quality and do you get the value for what you pay?
