Income properties are quite out of my price range here in the Los Angeles area. Therefore, rather than buying a rental property to increase my cash flow, I'm planning to rent out my 5 bedroom 3 bath SFR. My question is should I go with a property manager or go to an online website, which specializes in furnished residences?

I currently have one rental property 4 and am quite happy with my current property manager. However, I feel I can get a more rental income by using the online service. Plus I won't need to get rid of the furniture. Has anybody out there utilized this type of service? Thanks.

Dan Brewer I too agree that the "fix & flip" period is over. At least in Southern California. Thank you everyone for the great insights to investing. Lots to think about.

Wow, I'm thinking of getting the Hello Kitty out of California. Thanks for the great information on this post. I'm considering Prescott Arizona. No one's mentioned Arizona. Am I missing something? I've been checking out Charleston, and San Antonio but will add Boise & Denver to my list. What does ARV mean? Avg. rental value!?! Ciao, Robbin

Thanx Brandon Turner I thought I was jumping into the BP community !!! ;-) I'll be on the webinar tomorrow! Yes I'm working my way through several RE books currently. I've already read four hour workweek, Rich dad poor dad, most of the Rich dad books, seven habits of highly successful people, and various other business books. Currently I am working my way through the Podcasts. I was jumping around but now I am going in backwards number order. I think I'm on number 70. I learned something on every podcast.
