@Jay Hinrichs not sure when you lived in that area, but the traffic has gotten progressively worse. While it's possible, it's not 1.5 hours from Gilroy anymore. Morgan HIll to Sunnyvale is over an hour now. :( SF to Sunnyvale, even longer. I work with a team of people who travel from as far as Danville and most adjust their working hours to avoid the commute. So yes, it's possible but for most people who want some semblance of work life balance, it's extremely unpleasant.

@Jay Hinrichs there is no way you can get a 4 plex with 3.5% down in Mountain View... as mentioned the pricing there is unbelievable. Most place are sold as all cash offers with multiple offers that go for $200k above asking. 

@Bryan C. a lot of this depends on how you'd want to manage your properties. The biggest thing I look for is a high quality tenant. What this means will vary for each person. There's a great BP podcast re: vetting a great tenant here: https://www.biggerpockets.com/renewsblog/2015/08/1...

Getting a great tenant will give you years back on your life.

Also, I'd fly out to the city first to suss it out. I like to walk around in neighborhoods after dark to get a sense of how safe it is. Again, this depends on what you're looking for.

No you can't on lease due for renewal because basically, you would only raise the rent when the lease is renewed. The % is set by the government and it varies by year (at least as indicated by the link). Not sure about the reset...

@Edward Sittler you and everyone else that's not a Google / FB millionaire... :) difficult to break into even on the "lower" end of the spectrum, which is equivalent to mansions and multiplexes almost everywhere else in the US.

@Arlen Chou has wonderful points! BP is fantastic across the board, and especially for highlighting those with _specific_ market knowledge. There are clearly niche markets and creative ways of approaching the Bay Area market. Flexes those "think different" muscles for sure.

Hi BPers,

I may have a chance to purchase a property off market in the Bay Area. Since I've only purchased via the "traditional route" in the past, it's not clear on what the process is (also, each state has such different laws). How does one go about getting a clear title, etc. when it's a FDBO deal? Do I have to find a real estate attorney or just a title company? Would appreciate any advice. Thanks!
