I agree and echo with @Deborah Burian. We favor  income, employment verification and rental history/no evictions as well. Have had multiple good paying clients with scores in 500s. They paid on-time all months, took great care of our homes and we are now listed as their + references. 

Do check their credit score and background. I have had my fair share of applicants who wanted to pay the full year in advance and there was always a reason behind it - poor credit score/criminal history etc. In general, people with good scores and a year worth of rent savings buy their own homes instead of renting. If I were you, I would be cautious.

Looking for conventional loan.

I am looking for some help from BP members in the Austin/Round Rock area to get cash out refinance broker contacts. My existing contact has increased the closing costs so I am looking for alternate options. I am not interested in portfolio lending at this time because we have a few more loans we can get before we have to go to a portfolio lender. 

Any leads/help is highly appreciated.

@Jay Hinrichs - Unfortunately, I dont have a title officer at my beck and call to get a report in one day. The auction is on Tuesday. 

@Wayne Brooks  I checked the docs - the IRS lien does not have the middle initial. The deed does. But the name is faily uncommon and only one exists in the Austin area. 

So - Does anyone know the steps/process on how to settle with IRS? Should I hire a lawyer/negotiator/intermediary OR call them directly?

Overall it looks like I will have to pay IRS to get an owner's title policy. Does anyone know the steps/process on how to settle with IRS? Should I hire a lawyer/negotiator/intermediary OR call them directly?

I will call a title company on Monday, but since I have barely any connections, they will most likely give me a standard, no risk response that they wont insure it.
