I've actually asked several times on several threads that are promoting Pace Morby, for the same information you are seeking. I Got "Crickets".  No responses. No one reported a verifiable deal even after their glowing post.

Personally, I push for people to use their money to do a Joint Venture with someone who is experienced and learn from that someone, that which is necessary to close deals. 

That way you get "hands on" experience, actually making money, doing deals rather than becoming a member of a group that "wants" to do deals. There is a huge difference. 


 For subto that we own we have an midterm in Abilene Tx, Padsplit in Killeen TX , Montgomery TX that we did a wrap mortgage , another wrap in Virginia , another rental in dfw 

30 units Corpus Christi seller finance 50 year note, we partnered with Pace as our capital partner 

And

40 units in Knoxville TN we took down with partners 3% IO payments for 30y am, 5 year balloon seller finance 

Crickets are loud over here

 We have 75 doors , 70 seller finance multifamily and 5 subto single family. Started 2 years ago in Paces Mentorship. I can send you my website . We mainly do agent / broker outreach .  Team of 8 people on our other wholesale business , typically close 8-10 subto deals monthly. We have 9 subto in escrow right now.  < I’m not paid to post.

Paces mentorship has not only given us the tools , but it's been mainly mindset issues that we've had to get past. Our goal is to consistently hit $100,000 monthly gross revenue , our team is mainly students from the mentorship that deeply understand DTI, due on sale, and other negotiations to close deals . My old mindset would not let this happen lol. I was constantly working against myself and not keeping focused. (Still working on that) but like I said , would love to be a resource for anyone

I am a true believer in power of building relationships. I have a tendency to make things transactional so that I secure my family's success. On the flip side I also make sure that the people around me are treated fairly and taken care of, but it may come off obligatory. 

Jared, I would suggest 'check up' calls with your clients. No matter their tenure or experience level. Relationships are relationships, if you invest in them the return will come back in different ways.  I do a little consulting work in a different world, and it seems like people only need you when they NEED you. As in a 'need this done yesterday' type of situation.  Those types of situations come up, for sure, but how is the foundation of that relationship ? 
I don't think things are getting worse, I think the opportunities for improvement are getting better!

You have people all around you that want you to succeed, and help them on their journey as well.
Watch what happens when you pick up the phone and call without an agenda.  All the best!

I think a calculator in excel or sheets that tells the buyers how much money they need to bring to close on a property, would help everyone.  Anyone have one of those sitting around ?
