Welcome and good luck. It looks like you are ready to get going.  You are starting at 24 and and are in much better shape than many others so keep moving forward and you will do great.

Glad to hear the renovations are going well. You are right that knowing how to do something and knowing how to do it will help in future bids. 

Do you have tenants in the other units? Or do you get the building empty and work on everything and then rent?

Yes if you can but a how for 806 and rent for 650 I can see how you will that much cash flow. Are these D or F area's that the houses sell for 800 dollars? I would assume if you can buy for 800 why is the tenant paying 650 not buying.  Just trying to make a logical sense thats all.

But what ever it is it looks like it working for you so congratulations.

 Not to divert the topic but I have seen you post a in one other thread that you could get 20,000 dollars in cash flow per month for 150,000 investment. Really you are saying your getting 240,0000 dollars return every year on 150,000 dollars invested. Wow. That is 200% return.

Don't mean to be a skeptic but can you please let us know what kind of properties and price to rent ratios you are talking about? Are you doing the management yourself?

Welcome to BP. Good luck with investing but just be sure you do enough research before you jump into out of state or even in state to area's you do not know much about. 

Some times things seem greener on the other side than the reality.

 We have a lot of these retailers/wholesalers here in California. I have seen these in many cities in Bay area.

Welcome to BP. It is a great place to learn about RE investing. I am pretty new my self and learning.

We are investing locally because that is what we are comfortable with. 

I typically am nervous about investing out of state but in your case since you plan to move to Texas eventually and seem to know the area  I think that could be a goop option.  

 Since you seem to be open to selling your house to start your investing one thing to consider is house hacking in a duplex/triplex or 4 plex.  That way you get still live in a property you own and have your most of your mortgage covered by the tenants.

 I have also noticed how Redfin shows most houses in areas I am looking at as Hot. Lots of pent up demand in the market.
