I have one tenant keep reporting bed bugs, approximately every 2 months.
The first time, we sent pest control company, the company found there are few bed bugs in the sofa and did the spray. She visited the other apt in the same complex, and claimed that she saw bed bugs there too, however the inspector didn't find any.
The second time, she reported that she found another bed bug, pest control company went over, she didn't prepare, so we left like that.
2 months later, she reported that she found another bed bug, this time she prepared, pest control company only find 1 dead bed bug, but did the spray anyways. She claimed that she threw out a chesterfield that has lots of bed bugs before the pest control company went in and did the treatment.
Now almost 1 and half month later, she said she found another bed bug and asked for new pest control company.
What will you do if you are in this situation? Thank you!

Hi
My husband and I own 3 rental buildings in Kingston, 22 units in total. We need a professional rental agent who can help us to do move-in and move-out inspection, show apartments, accept application of tenants and perform screening of tenants. Are you interested or could you recommend some agent you know? Thank you very much!

@Luc Boiron That is a great idea. I find searching for paralegal in Ontario is much easier than searching specifically for small claim lawyer, thanks for your help!

Matt, sorry that I replied late.
The property management companies you named here, I also came cross them when I researched property management companies in Kingston online. I think they are relatively bigger companies, currently we're using a smaller company who is in their growing phase. Both bad and good experience, haha.
We're currently investing in north east side of Princess Street, my husband grew up in Kingston, I am not, sorry if I gave unclear directions. The rent income is good, our vacancies is about 7% this year so far, as our property management does a good job of keep properties rented. However, we do have many maintenance and repair cost this year, as our property management always does repair for us without asking for approval, and then we got surprise and pain at the end of each month when they ask us to reimburse the repair cost, and this is a major reason that drives us to switch to different companies. We're working on reducing the maintenance and repair cost right now, and setting up proper process regarding governing of maintenance and repair work, once that is improved, I believe we can get even better cash flow.
Hope this answer your question! Thanks!
