Mannington Audra Max - Definitely on the high end but lots of online retailers sell it for $2.5-3/sq ft. We used it for our high end townhomes and love it.

I am a big fan of Zillow Rental Manager, and have ended up using it to find tenants for my rentals. However, I really wish it had a feature to list or advertise open houses, like they do for selling homes.

I went ahead and submitted the feedback to Zillow. If you think a open house feature would be great for their rental listings too. Then please provide feedback on the settings page of the Zillow Rental Manager app. The more people that request the feature the more likely they are to implement it. Thanks!!!

Sherwin Williams Light French Gray at 50% is a perfect complement for white trim.

We tried out all of the Sherwin Williams grays when we built our house. We did the ceiling and the walls the same color, so we needed something on the lighter side.

We used Light French Gray at 50% to give it a lighter feel. It turned out perfect!

You can find some lenders that will do 20% instead of 25% but you have to really look. I found two in the Washington and Idaho area that will do it out of the 10-15 I checked with.

Does anyone recommend or have advice on doing a joint partnership with another couple? Seems like there could be pros and cons to it, the biggest con I see is that we would need to own twice as many properties to reach passive income. However, on the positive side they may have different strengths like construction experience, etc
