1/ I already got a lender interested in doing a loan with me but we need to find an appraiser to proceed next steps. His deal was 48% of LTV, 12% interest. 6 months prepayment and I'm good with the deal. But I'm open to any other opportunities if I can close the loan quickly

2/ If anyone knows any appraiser who can do the land appraisal please let me know.

Really quickly about my question, how strong is the renting demand in West Oakland and the downtown? I am worried it could be very difficult to rent it out. The house has more than 5 bedrooms and 3 baths. The condition is good. Thanks

I'm in a process of acquiring a rental property close to Downtown Oakland.

As a newbie, I am trying to find out about the rental price to figure out if the number of the deal would work. I tried to look at craigslist to see the price in average. But the thing I'm worried is how strong the renting demand in the area. The tenants I'm targeting are high-tech people.

FYI: I will not rent the whole house but renting by room instead. I found from craigslist that it ranges from $600 to $1600 a room.

Could anyone give me some ideas about that or give some advise to do number-math?

I did research on Youtube about how to install backyard paver. But recently I heard from some contractor saying that the instruction from youtube may miss some preparation step to build concrete foundation for the paver.

Anyway, If anyone had done that or had any good ideas. Please let me know how to DIY with the paver project. I'd hire some people to get some help but it is a heavy job.

I have 2 questions:

1/ How did you do the rehab ? Did you do by yourself or just hire some contractor ? How do you decide the decor (color, material)? Is there any textbook for decor ?

2/ How to protect yourself if you won't get along or go far with the partner of JV during a flipping ?

As a newbie to BP after posting the question I did not know where and how to get advice responses from you guys. I had upgraded my membership.
