I'm looking into buying a duplex-fourplex to start out so I can house hack my way up the investor market. The current market I am in is too small to have any property that large. There is currently 1 duplex for sale, its a town of 30,000 and its A LOT of SFH.

Though there is a market about an hour out in a college town that has a lot more multi properties available.  How far away do you consider properties when looking?  This can be for any property not just multi-unit properties.

I'm new to too all this so I plan on one, get better analyzing properties.  Figuring out what I want exactly out of a rental and to who I want to market it too.  Also, to follow though with that and purchase my first rental this year!

I'll keep this short and sweet.  I've done some research but the ones I found were a little dated.  My question is how much money did you(should you) have in savings after purchasing your first buy and hold rental?  Does it depend on the individual and comfort zone or is it set number such as enough to cover one major repair etc.  

I would, what happened in the past doesn't matter to me.  As long as they can make rent each month.

@Gregory Tregre  Thanks.  I'm only stationed in Antarctica for the time being until February.  Which is when I hope to start investing, here is to 7 months of research.  Small world, I didn't think I would meet someone that went to USM.  

@Elizabeth C.  Thanks, I'll take a look.  One thing i am interested in is how to manage properties from long distance.

Hello BP, my name is Nathan and I'm from Tupelo, Mississippi.  I just signed up and wanted to say hello to everyone.  

A little about myself, I'm a recent graduate from University of Southern Mississippi.  I received a B.S. in Psychology.  I've taken a few classes in real estate so I'm not completely ignorant in the topic.  I've also done minor rehab work on my parents house and a few houses my Aunt and her S.O. have flipped.  

Aside from that, I am currently in the process of going down to Antarctica to work for the next 5 months.  When I come back I will be looking to getting into mobile homes to build capital and to get my feet wet.  I eventually want to build up my portfolio of rentals. 

I joined BP because every time I'm searching about real estate investing, someone mentions this website as the go to source on everything real estate.  

Well this is too long.  I hope to learn a lot while I'm here and look forward to indulging myself on all the knowledge here.
