I would say yes, if all the #'s work out and your living in the other half and your only paying a little each month.  Then yes, because then once you move out all your bills will be paid and hopefully then you will be in the green.  Is there anything you can do to add value to the other half to increase rents, or to decrease your operating costs?

Hello, I'm looking for note investors in the Colorado Springs area that I could meet with and pick their brain on the subject. I'm interested in performing notes to start, eventually getting into NPN. Also I'm not preferential to any market at this point, just wanting to learn more about the ins an outs of note investing. Does anyone know of someone in the springs, Monument or Castle Rock area? Also, any real estate groups recommended?

@Varinder Kumar Do you have suggestions on resources to learn about NPN and performing notes? Other than BP, such as any good blogs, books etc.

@Jordan Coates You mentioned peer lending sites, are you talking about sites like lending club or realty shares?

@Brian Armstrong.  I've been looking for some groups around Colorado.  I'll check into ICOR, have you ever been to any of their meet ups?

@Michael Bartlett Good luck on listening to all the podcasts.  I've been listening to them for over a year and still haven't made it to the most recent ones.  On #199 en counting.

I think you should bring up how successful it can be.  Show him the posts of people buying their 15th...20th...30th...rental properties and the life style it has been able to afford them.  Show him the numbers as well as the potential lifestyle that can come from it.  Try an make this trigger some emotions in him that HE wants in his life an he will jump on board.   Whenever he complains about work, listen...then relate how investing in RE can potentially allow him to quit his job.

What others have said is great, I would also look at your market and see how other investors/apartments do it.  Do they include or separate the utilities?

@Matt Gragg You make an excellent point.  I wasn't aware that it could be that large of a difference between retail and investor contractors.  Thank-you for pointing this out.
