hello bp,

Michael here, ive currently been wholesaling for about 5 weeks and finally got my 1st property under contract yesterday, super excited. Everyone tells me that the hardest part is over, I beg to differ lol. They say find the deals and the buyers will appear, may be true but I need proof of concept lol. Just wanted to post this to encourage all the newbies out their who have a bit of skepticism , it is possible.  My next obsession is to build my buyers list and get this property moved for a win. win, win all the way around the board. Biggerpockets has been a great source of encouragement and motivation. I don't think I would've had the courage to even pursue such a venture like this without the confidence ive received from this platform and the podcasts. if anyone in my surrounding area is interested in doing a jv in the future or just getting together to network and talk real estate, feel free to contact me. Hope everyone has a productive day.

This is a great deal for either a flip or hold. great neighborhood, very quiet street. Plenty of potential here. very attractive arv...103-113K. Up for negotiations to serious buyer with ability to close quickly.

This is a wholesale deal. cash buyers/hard money only!!! No financing

i am also in the va area, not so much northern. I'm in the 757 area of va, newport news to be exact. I'm also looking to network with young like minded individuals. I am always looking for great jv opportunity's aswell. feel free to contact me, info in bio.

I appreciate the response, will do. Should I already have a title company in place before I go to the appointment and possibly get the contract signed?

hi bp,

I have my first appointment with a motivated seller tomorrow. I hope everything goes as planned and I'm able to lock this 1 up. Does anyone know of any investor friendly title company that's familiar with doubles/ assignments in the Newport news area? I appreciate your feedback in advance.

Hello all, just wanted to stop thru and introduce myself to the BP community. I'm an aspiring wholesaler in the Hampton Roads area of Virginia. I'm looking to network with like minded individuals and learn from those who are already where I'm trying to be. I hope everyone is has had an awesome progress day in real estate and in general.  Looking forward to becoming more acquainted with all you real Estate tycoons.

Congrats on taking action bro. I'm also new to this wholesaling concept and sent out my first dm campaign today. Not quite sure if I'm going to continue using listsource in the future because its super expensive and will make it harder to scale because of so much capital being tied up in buying the list alone. Currently looking for more economical alternatives. congrats again and I'll see you at the top.
